What a Maintenance Programme Actually Is

Maintenance is not a series of one off jobs booked when something has already gone wrong. It is a schedule, set against the year, where each visit does what the property needs at that point in the season.
That is the whole difference. A property on a programme never reaches the state where it needs rescuing, which is both cheaper and considerably less disruptive than clearing a garden that has been left for two seasons.

Residential, Strata and Commercial Grounds Maintenance

The work is similar. What changes is the frequency, the access and who needs to be able to point at a standard.
Property typeWhat they usually needHow it is scheduled
HomesOwners who want the garden to look after itself, and would rather not spend every weekend on it.Weekly or fortnightly in season, lighter through winter
Strata and townhouse complexesCouncils who need consistency they can point to at an AGM, and the same faces on site each visit.Scheduled year round, with a named contact
Apartment and multi familyShared grounds where entrances, verges and common areas set the tone for the whole building.Frequent light visits, presentation led
Commercial groundsRetail, office and industrial sites where the frontage is the first thing a customer sees.Programmes built around opening hours and access
For grounds that also need design or construction work, see commercial landscaping, strata landscaping and apartment landscaping.

What a Visit Covers

Programmes are built to the property, so this flexes. Nothing is charged that was not agreed first.

Lawns

Mowing and edging in season, with feeding, moss control and overseeding handled as lawn care rather than squeezed into a mow.

Beds and borders

Weeded, cut back and edged, then mulched so they hold moisture through August and suppress weeds the rest of the year.

Hedges and shrubs

Shaped and size controlled at the right point in the year, with the health of the plant treated as the point.

Trees

Structural and health pruning on the dormant season schedule, with storm damage handled as it happens.

Seasonal clearing

Leaf fall, storm debris and spring clearing, with everything hauled away rather than piled at the kerb.

Hard surfaces

Paths, patios and driveways kept clear of moss, weeds and debris so they stay safe as well as tidy.

How the Year Runs in the Fraser Valley

A programme here is not four identical quarters. Growth is heavily front loaded, the wet season is long, and August is genuinely dry. The visit schedule follows that rather than a calendar.
One off work such as a spring cleanup or a full yard clearance is available on its own if a programme is not what you need yet.

Where We Maintain Property

We are based in Langley and run maintenance routes across the Fraser Valley. Routing matters on a programme: a property on a route we already run gets a reliable slot rather than whatever is left over.

Landscape Maintenance Questions

It depends on the size of the property, what is on it and how often we visit. A townhouse garden and a commercial frontage are different amounts of work. We look at it, quote in writing, and the number does not move afterwards.

Weekly or fortnightly through the growing season is typical for most properties, dropping back over winter. Commercial and strata grounds are often more frequent because presentation matters more of the time.

Programmes run on an agreed schedule rather than a long tie in. If it is not working for you, say so. We would rather adjust the schedule than have you cancel.

Yes, and it matters more than it sounds. A crew that knows a property notices what has changed since last time, which is where most of the value in a programme actually comes from.

Regularly. We will walk it, tell you honestly what state it is in, and say if it needs a catch up visit before the programme starts rather than pretending a normal visit will cover it.

Yes. Scheduled programmes, consistent crews, and a named contact so there is someone to call rather than a general line.

Call us. Storm damage and anything unsafe gets dealt with as it happens rather than waiting for the next scheduled slot.

Yes, everything we cut or clear leaves with us and is disposed of properly. It is in the quoted price rather than added afterwards.
